The Farmhouse style Bath house/kitchen provides welcoming and comfortable amenities. The design concept embraces a fun, whimsical and practical character. Non-corrosive and wear-resistant materials were used including galvanized sheet metal, sealed board and batt siding, and painted plywood and MDO board. This design includes a bedroom off the porch at the back -- so this design could work well as an in-law or granny unit, or a backyard cottage for guestshouse. The second WC and Shower could be reclaimed for a tub if the bathroom does not do double duty as a pool changing / shower room.

All plans are drawn at ¼” scale or larger and include :

• Foundation Plan: Drawn to 1/4" scale, this page shows all necessary notations and dimensions including support columns, walls and excavated and unexcavated areas.

• Exterior Elevations: A blueprint picture of all four sides showing exterior materials and measurements.

• Floor Plan(s): Detailed plans, drawn to 1/4" scale for each level showing room dimensions, wall partitions, windows, etc. as well as the location of electrical outlets and switches.

• Cross Section: A vertical cutaway view of the house from roof to foundation showing details of framing, construction, flooring and roofing.

• Interior Elevations: Detailed drawings of kitchen cabinet elevations and other elements as required.

Smaller homes are less expensive than larger ones in terms of taxes and building, heating, maintenance, and repair costs. In addition to costing less, small houses may encourage a less cluttered and simpler lifestyle and reduce ecological impacts for their residents. The typical size of a small home seldom exceeds 500 square feet (46 m2). The typical tiny house on wheels is usually less than 8 ft by 20 ft, with livable space totaling 120 square feet or less, for ease of towing and to exempt it from the need for a building permit.

Small houses may emphasize design over size, utilize dual purpose features and multi-functional furniture, and incorporate technological advances of space saving equipment and appliances.Vertical space optimization is also a common feature of small houses and apartments.

As small houses may be attractive as second homes or retirement houses which 2 out of five people are over 50, their increased utilization may lead to development of more land. People interested in building a small home can encounter institutional “discrimination” when building codes require minimum size well above the size of a small home. Also, neighbors may be hostile because they fear negative impacts on their property values. There has also been opposition based on this fact, due to concerns about increased taxes.

If your tiny house will be so small that it won't need a building permit, then it will likely be considered an auxillary building by your town. An auxillary building is usually not permitted unless there is already a legal residence on the property. It may be possible to get a variance for a shed or other outbuilding, but it will not be considered a residence and you won't be able to get a street address for the property.
